Newcomers start with no Schufa record
When you first arrive in Germany, you have zero credit history. No negative entries, but no positive ones either. Most landlords want to see a Schufa report before signing a lease. Most banks check your score before approving a loan. This chicken-and-egg problem is the biggest financial challenge for newcomers. The good news: you can start building your record immediately. What is Schufa?
Schufa collects financial data on over 68 million people in Germany and calculates a creditworthiness score. Think of it as Germany's equivalent of a credit score, though the system works quite differently from what you might know from the US, UK, or Turkey.
Data collection
Stores data on bank accounts, loans, mobile contracts, and payment behavior. Every time you sign a contract in Germany, that information likely goes to Schufa.
Score calculation
Since March 2026, Schufa uses 12 defined criteria to calculate a score from 0 to 999 points. Higher is better. The old percentage system (0-100%) is being phased out by 2028.
Who uses it
Banks check your Schufa before approving loans. Landlords want it before signing a lease. Mobile providers, energy companies, and even some employers check it too.
One thing that surprises many expats: Schufa does not track your nationality, income, or employment status. A foreigner with 2 years of perfect payment history gets the same score as a German with identical behavior.
The 2026 Schufa Reform: 12 Criteria, 0-999 Points
Schufa completely overhauled its scoring system. The old model used around 250 opaque criteria. The new one uses exactly 12 factors that are openly communicated. For the first time, you can actually understand what affects your score and by how much.
Biggest factor. No defaults = full points.
How often you applied for bank products recently.
Mobile, energy, retail inquiries.
Longer at same address = more points.
Older cards show financial stability.
Long-standing bank relationship helps.
New loans taken recently.
Long remaining terms reduce score slightly.
Having a mortgage is seen positively.
Verified identity via eID or PostIdent.
Very new credit lines reduce score slightly.
Overall status of your credit accounts.

Schufa and renting an apartment
This is the number one problem foreigners face. You need an apartment, but the landlord wants a Schufa report. You have no Schufa because you just arrived and have no address. Classic catch-22.
What you can do
- Start with a furnished apartment (many don't require Schufa)
- Offer a higher security deposit
- Show bank statements proving savings
- Get an employer confirmation letter
- Find a guarantor with German Schufa
- Prepare a rental dossier (passport, visa, income proof in one PDF)
Types of Schufa reports
- Bonitaetsauskunft (paid, ~30 Euro): The version landlords want. Shows a summary without sensitive details.
- Datenkopie (free, GDPR Art. 15): Your complete data. One per year.
- Schufa Account (free, new 2026): Live online access via app.schufa.de.
Private landlords tend to be more flexible than large property management companies. Smaller landlords often accept a conversation and alternative documents instead of a formal Schufa report.

Konditionsanfrage vs. Kreditanfrage: protect your score
This is something most newcomers don't know. When you compare loan offers, there are two types of inquiries. One is harmless, the other can hurt you.
Konditionsanfrage (KK)
- Does not affect your Schufa score
- Invisible to other banks for 12 months
- Use this for comparing offers
Kreditanfrage (AK)
- Visible to other banks for 10 days
- Too many in short time lowers score
- Only use when you've decided on one offer

How to build your Schufa score step by step
Building a solid score typically takes 12 to 24 months. Here is what to do in the first weeks and months.
Open a German bank account
This is step one. Your salary should go here. A bank account is the foundation of your Schufa record. Compare free bank accounts
Get a postpaid mobile contract
Prepaid SIM cards do not build Schufa history. A monthly postpaid contract does. Pick any provider, what matters is consistent payments.
Pay every bill on time
A single late payment can create a negative entry that stays for 3 years. Set up direct debits (Lastschrift) for everything.
Consider a credit card
A credit card from a German bank that reports to Schufa helps build history. Use it for small purchases and pay it off each month. Compare credit cards for expats
Don't open too many accounts
Stick to one or two bank accounts and one credit card. Germans consider multiple accounts a risk signal.
Don't make Kreditanfragen when browsing
Use Konditionsanfrage (KK) when comparing loan or credit card offers. The formal Kreditanfrage (AK) can lower your score.
Negative entries: how long do they last?
If something goes wrong, the damage is not permanent. Most negative entries are automatically deleted after a set period.

Deletion happens at the end of the third calendar year after the event was resolved. Example: a debt paid in February 2024 is deleted on 31 December 2027.
